Current Voting Measures
The final collection of votes is due by the Board Meeting on September 30th. Below is an explanation of the two voting measures:
1. Twenty-Four Month Leasing Restriction
What it means:
When someone buys a home in the community, they cannot lease (rent) it out for the first 24 months after purchase.Exceptions:
If ownership changes but the property still stays under common ownership (for example, transferring between family members or within the same entity), it won’t trigger the restriction.
The Association will grant a hardship exception for active-duty military and government civil servants facing deployment or any other mandatory relocation causing the need to rent the home while away.
Why this matters:
This type of restriction is designed to discourage large investment groups and corporations from buying up multiple homes and immediately turning them into rentals. When that happens, neighborhoods can shift away from being owner-occupied communities, which can affect property values, community stability, and the overall character of the neighborhood. The goal here is to keep Cunningham Creek Plantation primarily a homeowner-driven community, not a rental market.
2. Allowing Owners to Vote by Written Consent
What it means:
Currently, members can only vote at live in-person meetings (or through proxies at those meetings). This amendment would make it much more convenient for all property owners by allowing members to vote by written consent outside of a required in-person meeting.Why this matters:
It makes the voting process more flexible and may help the Association handle decisions faster, without needing everyone to physically attend a meeting.
